A pre-listing appraisal gives you an independent, documented value for your home before you set a list price.

Why get one

Use it to set a list price with evidence, alongside your agent's market analysis or on its own if you are selling privately.

Fees and timing

Fees are listed on our Pricing page and confirmed in writing before the inspection is scheduled. Typical turnaround is 2–3 business days after the inspection and receipt of all required information. Retrospective and complex assignments can take longer, and we confirm timing with your quote.

How is an appraisal different from an agent's market analysis?

An agent’s market analysis helps guide a listing strategy. Our appraisal is a written opinion of market value for a stated date and purpose, with the market evidence and reasoning set out in the report.

Will a buyer's lender accept my pre-listing appraisal?

A pre-listing report is prepared for the agreed purpose and intended users. A buyer’s lender may require a separate appraisal ordered through its own process; check with the lender before relying on your report for financing.
