Separation & Divorce Appraisals

An independent property value for separation, divorce or a buyout. We can be retained by one party or jointly, with the valuation date and report requirements confirmed before work begins.

Which value do you need?

You may need a current value for a buyout, sale or refinance, a value as of a past date, or more than one valuation. Your lawyer will confirm the dates and purpose for your file.

Share those instructions when you order. We will review the available historical evidence and quote the required work together.

Jointly retained or one party

When both spouses, or both lawyers, agree on one neutral appraiser, a single independent report can reduce duplication. Either party can still obtain other evidence.

We can also be retained by one spouse or their lawyer. The report is impartial either way, and our opinion of value does not depend on who orders it.

Reports for legal proceedings

If the report is intended for a legal proceeding, provide your lawyer’s instructions and any deadlines before ordering. We confirm the intended use, report requirements and any additional services as part of the assignment.

Access to the home

If one spouse has moved out, let us know who is living in the home when you order, and we will arrange the inspection with that person.

What you get

A full appraisal report prepared to professional appraisal standards. It sets out the effective date, the comparable sales, the adjustments and the reasoning behind the value.

Fees and timing

Private and legal appraisals start at $450, plus disbursements and HST, and larger or more complex properties are quoted individually. We confirm the fee in writing before the inspection is scheduled. Typical turnaround is 2–3 business days after the inspection and receipt of all required information. Retrospective and complex assignments can take longer, and we confirm timing with your quote.

Common questions

We separated two years ago. Can you value the house as of that date?

Often, yes. We first check that reliable sales data and information about the property’s condition are available for the requested date.

Do both of us have to agree on the appraiser?

No, either spouse can order one. Agreeing on a jointly retained appraiser can avoid the cost of two competing reports.

We were common-law, not married. Does this apply?

We can provide a current or past-date valuation when it is needed. Your lawyer will confirm the purpose and valuation dates appropriate to your circumstances.

What if my lawyer needs additional services?

Contact us before ordering to discuss any meeting, clarification or attendance requirements, availability and fees.

Do you work outside Cambridge?

Yes. We serve Cambridge, Kitchener, Waterloo, Guelph, Hamilton, Brantford, Port Rowan and surrounding regions. Additional travel is considered based on the property and assignment. See the service area map.

If the home is being sold as part of the separation, see Pre-Listing Appraisal.
